We are currently looking for a reliable construction manager to join our team in South America. In this role, you will be responsible for planning the construction for projects and overseeing their progress from start to finish in a timely and cost-effective manner. Your key responsibilities will include project construction planning, control and scheduling management, budget management, supervision and coordination, risk management, quality control, documentation and reporting, problem solving ability.

With your keen attention to detail and strong organizational skills, you will ensure that all construction activities align with the established scope, timeline and budget.

Responsibilities
  • Site Inspection: Conduct regular site visits to inspect progress, ensure compliance with safety regulations, and address any issues that arise.
  • Coordination Meetings: Hold meetings with subcontractors, engineers, architects, and other stakeholders to discuss project status, resolve issues, and plan upcoming tasks.
  • Schedule Management: Monitor project schedules and adjust timelines as needed to ensure timely completion of tasks and adherence to project milestones.
  • Material Procurement: Coordinate with suppliers/contractors to procure materials and equipment required for ongoing construction activities, ensuring timely delivery and quality standards.
  • Quality Control: Conduct inspections to ensure that construction work meets quality standards and specifications. Address any deficiencies or deviations from the approved plans.
  • Safety Management: Implement and enforce safety protocols to minimize the risk of accidents and injuries on the construction site. Conduct safety meetings and inspections to promote a safe working environment.
  • Budget Tracking: Monitor project expenditures and track costs against the budget. Identify areas where costs can be optimized and implement cost-saving measures where possible.
  • Contractor Bill Processing: To verify and process the contractor bills monthly.
  • Documentation: Maintain accurate records of project activities, including contracts, permits, change orders, daily logs, and progress reports. Ensure that all documentation is organized and up to date.
  • Subcontractor Management: Coordinate with subcontractors to ensure that work is completed according to schedule and quality standards. Address any issues or disputes that arise with subcontractors.
  • Client Communication: Communicate regularly with clients to provide updates on project progress, address any concerns or questions they may have, and ensure that their expectations are being met.
  • Problem Solving: Identify and resolve issues that arise during construction, such as logistical challenges, design conflicts, or unexpected site conditions. Implement effective solutions to keep the project on track.
  • Change Management: Manage change orders and revisions to the project scope, ensuring that any changes are properly documented, approved, and implemented in a timely manner.
  • Team Leadership: Provide leadership and guidance to project team members, including subcontractors, foremen, and laborers. Delegate tasks and responsibilities effectively to ensure efficient project execution.
  • Progress Reporting: Prepare and distribute regular progress reports to stakeholders, including clients, project owners, and senior management. Highlight key milestones, achievements, and upcoming activities.
  • Continuous Improvement: Identify opportunities for process improvement and implement best practices to enhance project efficiency, productivity, and quality.
Requirements and skills
  • Proven work experience in construction management
  • Advanced knowledge of construction management processes, means and methods
  • Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
  • Understanding of all facets of the construction process
  • Familiarity with construction management software
  • Competent in conflict and crisis management
  • Excellent time and project management skills

We are currently looking for a reliable Procurement Manager to join our team in the Caribbean islands.

Job Responsibilities and Duties
Strategic Duties
  • Establish procurement strategies for acquiring, receiving, and tracking project materials with construction management that optimize quality, cost, and timely delivery criteria.
  • Work collaboratively with construction management and the design team to coordinate supplier selection, credit, and terms, track supplier performance standards, and conduct ongoing evaluation.
  • Collaborate with management in the negotiation of contracts and lines of credit with suppliers and subcontractors.
General Administrative Duties
  • Conducts periodic meetings with subordinates to ensure that priorities are clear and the workflow is running smoothly as per agreed plans at the beginning of each year
  • Prepares periodic reports regarding the department activities and achievements to be submitted to the logistics manager on monthly basis or when required identifies human resources requirements for the department according to human resources planning best practices and market norms. Recommends appropriate development and training plans for subordinates and evaluating their effectiveness through monitoring the results delivered and employees performance carries out performance appraisals for subordinates according to the planned schedules
  • Recommends necessary actions as per the adopted procedures assigns a coverage person to carry out the responsibilities of the position whenever the need arises such as travel, out of office for personal or business needs Performing other duties related to the job as assigned by the logistics manager.
Technical Duties
  • Prepare, maintain and review purchasing records, produce management reports, track the status of requisitions, contracts, and orders, approve bills for payment, calculate the cost of orders, assign invoices to the appropriate accounts, and monitor in-house inventory transfer for project consumption.
  • The procurement manager also determines if inventory quantities for commonly used items are sufficient for the needs of the company and orders more supplies as needed.
  • Conduct research via the internet, catalogs, trade publications, and trade shows to identify potential suppliers. Interview prospective suppliers either face-to-face or over the phone to determine prices, discounts, terms, etc.
  • Create spreadsheets with vendor & product or service comparisons of prospective suppliers to support management decisions prepare, maintain and review purchasing files and records, price lists, the status of requisitions, contracts, and orders, locate suppliers, approve bills for payment, monitor subcontractor performance, calculate the cost of orders, ensure invoices are charged to the appropriate accounts and monitor inventory transfer forms for bookkeeping records.
Required Experience And Qualification
  • Bachelor degree.
  • 6-8 years of experience
  • Software knowledge SAP
  • Proven working experience in a construction company.
